1. About this site
Florida Data Centers (floridadatacenters.org) is an independent informational website that tracks proposed hyperscale and AI data center projects across Florida's 67 counties. We also offer a paid product, the Florida Data Center Preparation Brief, that provides personalized educational information for Florida homeowners affected by proposed data center facilities.
2. Not legal, financial, or professional advice
All content on this site, including the Preparation Brief, is educational only. We are not attorneys, financial advisors, real estate agents, environmental consultants, or any other licensed professional. Nothing on this site or in any product we sell constitutes:
- Legal advice
- Financial or investment advice
- Real estate advice
- Environmental or health advice
- Engineering or technical certification
For decisions that affect your legal rights, property, finances, or health, consult a Florida-licensed professional in the relevant field. Any reliance on information from this site is at your own risk.
3. The Preparation Brief product
What you receive
For $39 USD, you receive a personalized Preparation Brief generated using artificial intelligence based on the intake information you provide. The Brief is delivered via the success page after checkout and via email to the address you provide. The Brief is accessible at a permanent link for 180 days from the date of purchase.
What the Brief is
An educational document customized to your stated address, county, and concerns. It synthesizes publicly available information about Florida data center proposals, applicable Florida law, and documented precedents into a personalized format. It is intended to help you understand a proposed data center near your home and prepare for public hearings or written comments.
What the Brief is not
- Not a guarantee of any specific outcome at a hearing, in a regulatory proceeding, or in a property sale
- Not a substitute for consultation with a Florida-licensed attorney, environmental consultant, real estate professional, or other relevant expert
- Not a representation that we have specific knowledge of facts unique to your situation beyond what you tell us in the intake form
- Not a service provided by attorneys or licensed professionals
Generation by AI
The Brief is generated using a large language model (Google's Gemini AI). While we have engineered the system to draw from documented sources and Florida-specific law, AI-generated content can occasionally contain errors. You are responsible for verifying any specific facts, dates, statutes, or contact information before acting on the Brief. If you find an error, contact us and we will correct it.
4. Refunds
Because the Preparation Brief is a digital product delivered immediately upon purchase, all sales are generally final. However, we will issue a full refund in the following circumstances:
- The Brief was not delivered within 24 hours of purchase due to a technical failure on our end
- The Brief contains a substantial factual error that materially affects its usefulness for your stated situation
- You purchased the Brief and changed your mind within 24 hours and have not used or distributed the content
To request a refund, email [email protected] with your order ID and the reason for your request. We will respond within 3 business days.
5. Acceptable use
You agree not to:
- Use the site or Brief content for any unlawful purpose
- Resell, sublicense, redistribute, or republish the Brief in whole or in substantial part
- Use automated tools (bots, scrapers) to access the site at scale beyond reasonable personal use
- Attempt to reverse engineer, decompile, or interfere with the site's technical infrastructure
- Submit false or misleading information through the contact or intake forms
- Use the site to harass, threaten, or defame any third party
The personalized Brief is licensed for your personal use. Sharing the Brief with your immediate family, neighbors, or HOA board to coordinate on a specific local matter is permitted and expected. Republishing it publicly, distributing it commercially, or reselling it is not.
